Bringing Community Wellness and Emergency Care Together at Holiday Park
Gulf Building and ANF announce a joint venture partnership for the construction of a new health, wellness, and recreation complex at Holiday Park in Fort Lauderdale, Florida. The project, located at 844 N. Federal Highway, will include a free-standing emergency department to support Broward Health’s expansion of critical medical services and a new two-story YMCA Wellness Center with a six-lane swimming pool and teaching pool dedicated to promoting swim lessons and water safety. As part of the joint venture, ANF and Gulf Building are collaborating for the first time, bringing together two Fort Lauderdale-based firms that combine specialized healthcare construction leadership with a proven record of delivering complex civic and recreation facilities.
To be constructed by Gulf Building, the 48,000-square-foot Wellness Center will serve as a modern, state-of-the-art community resource designed to promote health, wellness, and connection. The center will incorporate a wide range of program-driven spaces, including a wellness floor, aerobics and cycling studios, a full-size gymnasium, flexible multi-purpose spaces, a competition pool, and a teaching pool. Support amenities include restrooms and locker rooms, youth and child development areas, administrative offices, a retail café space, and a welcoming lobby and gathering area, along with supporting circulation, mechanical, and storage areas. Together, these programs are expected to serve more than 25,000 children and families annually, strengthening access to recreational opportunities, wellness resources, and life-saving aquatic education for the surrounding community.

ANF will serve as construction manager for the Broward Health Free-standing Emergency Department. The one-story facility will encompass approximately 12,500 square feet and provide comprehensive emergency medical services on a 24-hour, seven-day basis for both adult and pediatric patients. The facility will include 12 fully equipped exam and treatment rooms, a CT suite, a radiation-shielded imaging room, and all required clinical support, staff, and building functions. Dedicated ambulance access will support efficient patient transfer and emergency response operations. The emergency department will be managed by Broward Health Medical Center and is designed to enhance access to timely, high-quality care for the surrounding community. Broward Health will occupy an additional 2,000 square feet on the ground level of the YMCA.
