When it comes to buying a home, there are probably some non-negotiables you may have such as location, layout, size, etc. Although celebrities are people just like you and me, they often have more money to spend to make their homes elaborate with features that a majority of people can’t afford or don’t find necessary to invest in.

“The home features celebrities look for depend on preference,” says Ashley Reidy Quinn, a real estate agent at Coldwell Banker Warburg. “I’ve seen requests on both ends of the spectrum, ranging from 24-hour full-time doorman security to additional front-door staff to manage the building’s access.”

Ahead, we spoke with celebrity real estate agents about home features celebrities always look for when buying a house. Spoiler alert: security features are paramount for celebs.

1. Wellness Areas

Instead of going to a gym, celebrities make it a priority to have wellness areas, home gyms and amenities in their home. “Health and wellness continue to be at the forefront of high-profile buyers lists,” says Peter Zaitzeff, licensed real estate broker and new development sales director, at SERHANT. “The ongoing trend of health and wellness has buyers valuing cold plunges, infrared saunas, steam rooms and treatment rooms now more than ever. “

Angel Nicolas, real estate advisor at The Nicolas Group at SERHANT, adds that these spaces allow celebrities to replicate five-star hotel and wellness experiences at home while offering privacy and convenience.

2. Outdoor Grounds

With the rise in popularity of outdoor games such as pickleball and tennis, Nicolas says many celebrities are seeking larger lots of land specifically to build pickleball, padel or tennis courts. “Pickleball and padel are especially popular right now, driven by their social nature and growing popularity among high-profile buyers,” he explains.

BJ Christiansen, associate sales executive for Promontory in Park City, adds that private golf courses and restaurants are in high demand for celebrities in their communities. “Some of these high-end communities also cater to localized outdoor activities and niche luxury hobbies like private ski slopes, runways and even community racetracks,” he says.

3. Large Functional Kitchen

Many people want a large kitchen that’s suitable for cooking and entertaining, but it’s especially popular with celebrities buying a house. “Many celebrities travel with or hire local private chefs to prepare their meals, so having a large functional kitchen and a separate prep kitchen is normally high up on the wish list,” Christiansen tells Parade Home & Garden.

In addition to a spacious kitchen, a large pantry to house cooking essentials, snacks and drinks is often a must-have for celebrities who have vast quantities of groceries, PR samples and in some cases alcoholic beverages.

4. Separate Guest Quarters

According to power real estate duo Ben and Natalia Harris, based in Las Vegas, separate guest houses or quarters for their teams and staff are a priority among celebrities when looking for a home.

“Many travel with nannies, personal trainers, chefs and always security and it’s important for these teams to have a space nearby but still allow the celebrity to have privacy,” they explain.

Not only do these places offer a place for celebrities to retreat when they need some personal space, but also provide the necessary accommodations for those who work alongside them in their daily lives.

5. Entertainment Sections

It can be a bit harder for a celebrity to go to a movie or a basketball game without being swarmed or constantly recognized, so they often like to bring these features directly to their home. “I’ve seen homes with their own indoor rock-climbing walls, bowling lanes, basketball courts, beyond-top-of-the-line golf simulators or a beautiful speakeasy with walnut bar,” Christiansen says.

Private movie theaters or recording studios are requested so celebrities can both entertain themselves and work on their craft without having to leave the home.

6. Safety Features

As you can probably imagine, celebrities are keen on having security features in their homes to protect their privacy and keep them safe at all points of the day.

“Celebrities often look for AI-driven facial recognition cameras and biometric security measures such as fingerprints and retina scans,” says Amy Herman, real estate agent at Brown Harris Stevens. “Also, back entrances and underground access straight to luxury car garages are often key.”

The cameras can be helpful for knowing who is entering and leaving the property when so many people come and go. It can also be used to deter people from breaking and entering, given that celebrities tend to have expensive jewelry and belongings inside of their home.

Quinn adds that celebrities are often keen on having door staff. “These individuals help to communicate directly with the individual personal security teams, drivers, etc., and oversee the management of package deliveries (which may include food delivery, dry cleaning, mail, etc.),” she explains.

7. Private Gates

Speaking of privacy, having gates outside of their home is a feature most celebrities request. “Although celebrities’ homes are already typically located in guard-gated communities and have privacy and security, many still worry that fans can walk up to the home/ front door, so they prioritize homes that are privately gated,” the Harrises said.

Not only do they look for private gates to enclose their home, but also request room within those gates to house tour buses and other essentials suited to their lifestyle.
